The Project is a public-private partnership to be developed on land ground leased from the Compton Unified School District (“CUSD”) and Los Angeles County Development Authority (“LACDA”).
CDU, a historically black medical college located in the Watts/Willowbrook community of unicorporated Los Angeles County, serves a diverse student body pursuing associate-, bachelor-, and graduate-degrees in the health and medical fields. CDU retained The Pinyon Group to advise the University on acquisition, programming, and financing of ±15-acres of campus adjacent land for a campus expansion to include on-campus student housing; affordable and workforce (for CDU and CUSD faculty, employees, and community members); joint-use athletics and recreational facilities; retail space and healthy eating establishments; and community and office space to support organizations (including MLK Community Hospital and CDU) whose services will be coordinated to provide educational activities, career and skills training, economic development, and employment opportunities.
The Pinyon Group ran a competitive RFQ/P process on behalf of CDU to procure a development team to competitively position CDU for the LACDA and CUSD procurement. The Pinyon Group crafted a wining proposal to LACADA and CUSD on behalf of CDU and its partners, and provided due diligence, acquisition, pre-development, and project management services – including financial feasibility, residual land value analysis, early stage design and programming, construction and development cost estimating, value engineering, market and economic analysis, consultant procurement and management.
